Most public debate treats gentrification as a demographic wave: new residents arrive, prices rise, older residents leave. That story is descriptively thin and politically convenient.

What actually drives displacement

Displacement is produced by institutions: credit markets that reward speculative land value, zoning rules that constrain affordable supply, and municipal incentives that subsidize upscale redevelopment.

When we call gentrification “inevitable,” we erase the regulatory decisions that made it profitable.

So what?

• Track eviction filings and landlord buyouts as core indicators—not just rents.
• Audit tax incentives and “revitalization” programs for distributive impacts.
• Strengthen tenant protections and fund legal defense at scale.
